Building is expensive, right? At Loft, we work hard to build affordably with the funds available now with planning to maximise future potential. You don’t have to subdivide straight away - if at all, this can save over $100,000 from the budget.
We understand Auckland’s building and resource consent planning rules inside out. For more complex sites we engage with our preferred town planners and specialist consultants we work hard to keep costs low while clarifying what may be possible.

It’s all about the zone!
It’s important to understand what you can build depends entirely on your property zone.
Each zone has unique and different planning regulations. The Auckland Unitary Plan is a seriously big document that details the rules and controls that apply to each zone.
In addition to the Unitary Plan is the Government imposed nationwide planning rules (Medium Density Residential Standards (MDRS) which must also be considered.
The MDRS was introduced in 2022 and significant planning decisions remain pending, yet to be determined between the AUP and MDRS rules.
To help clarify what may be possible for your property, we offer Free Site Assessments. These are obligation-free and include an early indication of the likelihood of success and total budget needed.
